Main service
Technical property inspection
We visually evaluate the main accessible systems and components of the property to identify defects, risks, deterioration and possible repairs.
We apply standards of the International Association of Certified Home Inspectors
What the inspection includes
The inspection is a visual, technical and non-invasive evaluation of the accessible areas of the property. Its purpose is to identify visible defects, risk conditions, signs of deterioration and possible repairs.
Visible structure
Exposed walls, columns, beams, mezzanine floors and slabs: cracks, deformations and visible damage. The inspection does not replace a structural calculation, certification or expert report.
Roofs and coverings
Accessible roofs and coverings, with evidence of leaks, seals, gutters and downspouts. A drone is used when weather, legal, operational and safety conditions allow. Roofs that are hard to reach and need scaffolding or height equipment are outside the service.
Moisture and thermography
Detectable stains, condensation and leaks, supported by a moisture meter and a thermal camera. These are complementary tools, not conclusive proof on their own.
Electrical installations
Accessible panel, protections, outlets and fixtures, and visible hazards. Walls are not opened and concealed installations are not reviewed.
Plumbing and sanitary installations
Apparent pressure, evident leaks and accessible drains. Septic tanks, wells and cisterns are not part of the service.
Finishes
Floors, ceilings, plaster, doors and windows.
Safety
Stairs, railings, steps and visible hazards.
Photographic record
Photographs of the findings, which are included in the report.
In apartments and condominiums we review the interior of the unit and its accessible installations; it is not always possible to inspect the building's common systems. On coastal properties we pay attention to corrosion and salinity.

Report contents
- Executive summary
- General property information
- Photographs
- Location of each finding
- Description of the observed condition
- General recommendations
- Components inspected
- Components not inspected

- Thermal or moisture evidence where applicable
- Additional comments from the inspector
How each component is classified
Inspected / No apparent deficiencies
The system operates normally for visual use.
Repair / Correction recommended
The specific damage is pointed out and evaluation or intervention by a qualified contractor is suggested.
Not present / Not inspected
The component is not installed or was not safely accessible at the time of the visit.
The scale records the observed condition and refers the client to a qualified contractor where appropriate; it does not grade how urgent a repair is.
